While under complete occupancy JLC Associates, Inc. completed this 85,000 square foot, 5 floor, phased remodel of Wescom Credit Union's Corporate Offices. The work included a 3000 square foot computer room with complete emergency backup power, Executive Board Room, lunch room and training rooms with operable walls.

This 27,000 square foot Tenant Improvement in 'first generation' shell space was complete with new roof top heat pumps and metal roof screen. Interiors included exposed distribution duct work and diffusers, a 'designer' lighting package throughout with Lutron dimming and control systems. The partitions and ceilings included elaborate soffits and art wall details on both floors. These were then topped off with upgraded finishes including rubber flooring, Zolatone paint and completely tiled restrooms and executive shower.

At Toyota's 190,000 Torrance Headquarters facility housing Executive Staff, Sales, Advertising, Marketing, R and D, Legal, Security and other departments JLC Associates completed a seven phase project of the entire area while under occupancy. Toyota's business needs dictated a seamless transition from phase to phase with department relocations occurring rapidly. Coordination with Information Technology groups, Furniture and other vendors, Department Heads, etc. was paramount. Construction included new Conference Rooms and Executive Offices, all new ceiling systems, lighting and HVAC, all new finishes, systems furniture, ADA upgrades, etc.

Conversion of an existing warehouse into Channel Island Surfboards Corporate Offices, showroom and manufacturing and distribution facility posed many challenges. The board blank shaping rooms requiring high volume, balanced make up and exhaust air with Dust Hog debris collection systems was very unusual. Noise restrictions that may have impacted the surrounding neighbors added to the difficulties. The work also included a structural mezzanine, stair assemblies, extensive glass work and stained concrete.

Showcasing their product lines that include a number of high quality office furniture manufactures CBI's 6000 SF showroom needed details, finishes and lighting that molded to specific office configurations and situations. Lending flexibility to the build out were Dirt Wall systems, Woven Wall systems and pendant lighting that focused on the furniture. Complex soffits and alcoves combined with high end finish components resulted in a showroom that, while traditional, will be trend setting for many years into the future.

With design by H. Hendy Associates, JLC Associates created this high tech, 26,000 square foot facility that will enable industry leader Sybron Dental Specialties to showcase their products, develop new products and train Doctors, Nurses and Technicians to use them. The build out consisted of a 200 seat tiered/divisible Classroom/Auditorium, a four chair dental Operating Room, a single chair Operating Room, X-Ray Facility, a 50 chair divisible training Bench Lab, Microbiology Lab and Support Areas. 90,000 square foot remodel of two story stand alone building. Work included extensive lab and assembly areas as well as Executive offices, furniture systems, lunch areas and exterior ADA upgrades and interior restroom rework.

A 'first generation' build out of 186,000 square feet. The work included open office, full line food service kitchens and dining areas, private offices, training rooms and a 4,000 square foot computer facility with complete emergency backup power, generator and distribution.

Build out of a two story building totaling 47,000 square feet. This 'first generation' Tenant Improvement included Board Rooms, full service food preparation kitchens, extensive custom woodwork, elaborate soffits and large open areas. All Tenant Improvement work was done concurrent with shell building construction and coordinated without a flaw.

New Century Mortgage
Irvine, California

This 69,000 square foot four-phase remodel done under full occupancy for New Century Mortgage presented many challenges. As each phase had to be completed in just four to six weeks JLC Associates, Inc. was required to maintain strict control over its and the Client's vendors. The work included extensive millwork, furniture systems and all new lighting. The project, as expected, was a complete success.

For "Sit On It," a leading office chair manufacturer based in Cypress, California, JLC Associates, Inc. constructed this Flag Ship Showroom complete with high end lighting, restrooms, a full service food preparation kitchen and presention lobbies. QLogic Campus Power Upgrade/Test Lab Air Conditioning
Aliso Viejo, California

QLogic turned to JLC Associates for this complicated, mission critical undertaking. JLC Associates completed a power upgrade for QLogic during full campus operations as well as adding air conditioning to an operating Research and Development Computer Lab. The JLC Team coordinated with Southern California Edison for this large scale power upgrade. Comments from the Client, City and Edison Inspectors were of the tone that they had never witnessed a more precise, clean, coordinated effort.
